PREFACE
The Better Homes, NJ/VRI Realtors Policy and Procedure Manual has been developed for the Operation of the Company as a guide to the individuals who are associated with the firm in various capacities. The Manual applies to every employee and Independent Contractor in the organization.
This Manual has been set up utilizing a decimal system for identification of topics to facilitate easy reference, and permit the Company, if necessary, to modify a given policy without reissuing an entire manual. When changes to this Manual are made, copies of the new pages should be inserted in the proper place in the Manual and the old pages destroyed.
A Real Estate Brokerage may be said to consist of business units within a business. That is, each Sales Associate is an Independent Contractor; yet, in the interest of providing better service for the public and more favorable working conditions, he or she has bonded together with other licensed Sales Associates under one Company head. In order for the members of a firm to pull together as a team, it is necessary that each conform to a fixed plan, or policy of operation. The following guidelines and procedures constitute the Better Homes, NJ/VRI Realtors Policy. The Policy is designed to:
- subscribe to and promote ethical and moral behavior in accordance with local, state and federal laws;
- promote harmonious relations and efficiency within the office;
- ensure consistent practices, and thus present a solid front to the public and trade - to the end of establishing and maintaining a reputation as an ethical, actively progressive, successful real estate organization, in accordance with local, state and federal laws, as well as, regulations promulgated by real estate authorities including The Real Estate Commission, Boards of Realtors, and National Association of Realtors;
- safe guard the interests of the principals in a real estate transaction;
- protect the interests of the Sales Associates and the firm;
- prevent problems from arising in the conduct of our business, because of a lack of specific information on how to conduct oneself;
- provide Sales Associates and Managers with a point of reference for solutions to problems and Managers with a point of reference for the solutions to problems that arise;
- act as the guiding factor in determining the solution to any internal disagreements that may result on matters covered by this Manual;
- set forth the specific procedures for communicating and cooperation with fellow Sales Associates in other offices of the Company and other firms with whom we do business;
- assist Sales Associates and Managers with the judgments that must be made in the
day-to-day practice of Real Estate Brokerage as a profession.
This Manual must be read by all Employees and Independent Contractors associated with the Company.

In order to have a smoothly operating organization there must be clear cut lines of authority and responsibility and specific policies in regard to areas of common activity and interest. This Manual provides these guidelines and will assist all of us to achieve our mutual objectives. It is hoped that all Employees and Independent Contractors of the Company will appreciate, use and abide by these Policies and Procedures.
THE PROVISIONS OF THIS MANUAL AND ALL OTHER POLICIES, PRACTICES, BENEFITS AND CONDITIONS OF EMPLOYMENT ARE SUBJECT TO CHANGE OR ELIMINATION AT ANY TIME, WITHOUT ADVANCE NOTIFICATION BY THE PRESIDENT, BROKER, AND OWNER.
NOTICE SPECIFICALLY TO EMPLOYEES, NOT INDEPENDENT CONTRACTORS
As an employee of Better Homes, NJ/VRI Realtors, you are considered an employee-at-will. In consideration of employment, employees agree to conform to the rules and regulations of the Company. Their employment and compensation can be terminated, with or without cause, and with or without notice, at any time, at the option of the Company. No Manager or Representative of the Company, other than Senior Management, has any authority to enter into any agreement for employment for any specified period of time, or to make any agreement contrary to the foregoing.
